Frisbee Real Estate Local Intelligence
Real numbers. Local context. Better decisions.
Real estate data is easy to find. Knowing what it means for a specific buyer, seller, homeowner, or neighborhood is harder. Frisbee Real Estate Local Intelligence is our ongoing effort to turn current Western North Carolina market data into practical guidance you can actually use.
We track live MLS activity, recent sales, community-level trends, property type, new construction, land, lifestyle categories, and local conditions that can affect ownership. Then we explain the tradeoffs instead of simply posting numbers.
What the Hendersonville Market Means Right Now
Updated October 31, 2026. The broad market is giving buyers more room than the fastest recent years, but leverage still depends heavily on the specific property.
| Current Signal | What It Means |
|---|---|
| About 597 active residential listings | Buyers have meaningful choice across single-family homes, condos, townhomes, and manufactured homes in the Hendersonville MLS city search. |
| About 304 sales in the past 3 months | Homes are still selling, but buyers can compare more alternatives before making a decision. |
| Recent public sale-to-list ratios near 97% | Many homes are selling below asking price, but the average is context, not an automatic offer strategy. |
| Longer marketing times | Days on market, price reductions, condition, and competing inventory can create negotiating leverage on some properties. |
Is Hendersonville a buyer's market right now? Broad September 2026 indicators lean buyer-friendly, but Hendersonville is not one market. New construction, condos, gated communities, golf properties, luxury homes, and entry-level homes can behave differently at the same time.
How much below asking should a buyer offer? There is no reliable one-size-fits-all percentage. The better question is how much leverage the buyer has on that particular home based on comparable sales, condition, days on market, price history, competition, and seller response.

Hendersonville Market Intelligence at a Glance
Updated October 20, 2026. These snapshots are based on live MLS data available through Frisbee Real Estate. Inventory and pricing change frequently, and broad averages can include very different properties.
| Market Segment | Active | Sold Past 12 Months | Current Average Asking Price |
|---|---|---|---|
| New Construction | 82 | 142 | About $727,263 |
| Condos | 50 | 100 | About $326,977 |
| Townhomes | 55 | 98 | About $511,289 |
| Gated Communities | 142 | 132 | About $563,602 |
| Homes With a View | 277 | 311 | About $632,275 |
| Golf-Course Homes | 16 | 21 | About $669,462 |
| Land | 265 | 161 | About $215,262 |
| 55+ Homes | 23 | 43 | About $310,309 |
Important: These categories can overlap. A gated home may also have a mountain view or be on a golf course. Land averages combine very different property types and lot sizes. Use the numbers as context, not as a shortcut to a property's value.

What the Numbers Tell Buyers
The most useful question is not simply, "Is the market up or down?" It is, "How much choice and negotiating room do I have in the segment I actually want?"
For example, a buyer looking at new construction may face a very different market than a buyer looking for a golf-course home or a small condo near downtown. Inventory, builder competition, HOA structure, condition, and how quickly comparable properties are selling all matter.
Our goal is to help buyers understand where there may be more choice, where competition is tighter, and where the ownership costs or property characteristics deserve closer attention.
What the Numbers Tell Sellers
Sellers should not price a home from a citywide average. A gated mountain home, older downtown-area house, condo, townhome, golf property, and newer construction home can all behave differently.
We look at the competition a seller is actually facing, recent sales, price reductions, condition, updates, location, and how the property compares with alternatives buyers can purchase today.
Our seller philosophy is simple: repair problems before you replace preferences. The goal is to spend money where it improves confidence and marketability, not to guess which finishes a future buyer will like.
New Construction Intelligence
Hendersonville currently has meaningful new-construction inventory, but it is spread across very different price points and building styles. Production communities, townhomes, custom homes, and mountain construction should not be treated as one market.
Our New Construction Communities guide compares active communities and explains where current builder and resale activity is concentrated.
Condo, Townhome, and Low-Maintenance Intelligence
Lower-maintenance housing is one of the clearest examples of why buyers need more than a list price. HOA dues, exterior responsibility, master insurance, reserves, amenities, and special assessments can materially change the real cost of ownership.
Start with our Low-Maintenance Living in Hendersonville guide, which includes current condo and townhome market snapshots.
Mountain, View, and Gated-Community Intelligence
In Western North Carolina, a mountain property cannot be evaluated from square footage alone. View orientation, elevation, driveway grade, road maintenance, drainage, topography, utilities, septic, retaining walls, and winter access can all affect both value and day-to-day ownership.
Compare our Mountain-View and Custom-Home guide and Gated Communities guide.
Golf-Community Intelligence
Golf-oriented real estate is not one market. Private club communities, public-course neighborhoods, homes directly on a fairway, and homes elsewhere in the same community can all trade differently. Club membership, initiation fees, dues, and property position matter.
Our Champion Hills vs. Cummings Cove vs. Kenmure comparison is a starting point, with Crooked Creek included as a public-golf alternative.
Land and Buildability Intelligence
A lower-priced lot is not always the cheaper place to build. Septic, slope, driveway construction, retaining walls, utilities, clearing, drainage, and architectural restrictions can overwhelm the difference in purchase price.
Our Buying Land in Hendersonville guide explains what buyers should investigate before assuming a homesite works for their plans.
55+ and Aging-in-Place Intelligence
Some buyers specifically want an age-restricted community. Others really want one-level living, less exterior maintenance, easier access, or a lock-and-leave lifestyle. Those are not always the same thing.
Our 55+ Communities guide explains what to verify and how age-restricted housing differs from other lower-maintenance options.
Community-Level Intelligence
We are also tracking individual neighborhoods and communities. Instead of relying on a citywide average, we look at current inventory and recent activity where the number of sales is meaningful enough to provide useful context.

How We Use the Data
Local Intelligence is designed around a few practical questions:
- How much inventory is available in the segment you actually want?
- How much has sold recently?
- Is the current competition mostly new, updated, dated, attached, detached, land, or custom construction?
- Are broad averages hiding important differences?
- What ownership costs or property risks are easy to miss?
- Where might buyers have more leverage?
- Where might sellers face more competition?
As the data develops, we plan to add simple Frisbee Real Estate indicators such as buyer leverage, seller competition, community activity, and new-construction opportunity. Those scores will be based on transparent local inputs rather than arbitrary ratings.
Why We Built This
Most real estate websites are very good at showing what is for sale. We want Frisbee Real Estate to also help you understand what you are looking at.
That fits how we think about the business: I help people get what they want through real estate, and then we stay with them throughout their homeownership journey.
Want the Numbers Applied to Your Situation?
Market data becomes much more useful when it is applied to a specific home, neighborhood, budget, or goal. If you are deciding whether to buy, sell, build, move, or simply understand your options, we are happy to help you work through the numbers.
